Works required:

Following the supply of a surveyor’s report detailing the works required and the considerable wear and ageing of the Grade II listed building which was built in 1866 and the restrictions regarding any works required.

As per the photographs below the fabric of the building was in a very poor state of repair with numerous years of patching and temporary fixing. We were tasked with bringing the external area up to an as new condition in keeping with the local area.

There were various issues surrounding this works as access to the public is required which includes a car park area. The rear of the building is shared with a hotel/bar where access for customers is required at all times, this works required liaising with local council offices as well as the Hotel building management company.

Scope Of Works:

  • To attend site and set up a site area within the designated area
  • To install access equipment
  • To strip back and assess all timber works
  • To cut out all areas of timber we are unable to save
  • To splice in new timbers
  • To fill all areas required
  • To sand down and prepare all areas
  • To apply undercoat to all timber
  • To apply 2 x coats of top coat paint
  • To remove high level windows
  • Install new bespoke handmade sash windows
  • Prime and paint as required
  • Make good any area after install
  • Excavate and remove the old tarmac areas
  • Relay new tarmac areas with 60mm compacted base with 40mm top coat
  • Repaint all white lining and hatching in Thermoplastic paint
  • Rake out all areas of pointing where required
  • Install 500mm helix bars and resin seal
  • Repoint walls to match using relevant materials to match
  • Strip back and repair roof structure as required

Outcome:

On completion the site was visited and assessed by the local conservation department to check all works, this was signed of as completed and approved.
